Credit check potential Tenants

Our simple, fast and inexpensive Shark Patrol credit check tells you all the key things you need to know about a prospective Tenant. Other members, former landlords, may hold information that could save you a lot of frustration, OR provide the key to a successful Tenancy. For example:

  • Does your new tenant have a history of "Doing a runner" or "Trashing the place"?
  • Do they have a history of "Falling behind" in the rent?
  • Do they keep the property well maintained?
  • Do they cause problems with other neighbours?
  • Would you take them back as tenant in the future?

The check is FREE unless the customer has an adverse rating from another Shark Patrol member and even then you pay only one fee per company.

Tenant Watch

With Tenant Watch you can now monitor your Tenant/s continuously and be alerted immediately to any changes that increase the risk of you not being paid, or that they are about to do a runner.

Scenario one: You have your Tenant on Tenant Watch. They are up-to-date with the rent. All is well, and then another member lists an adverse report for an unpaid debt, providing an early warning of a potential problem. Should this Tenant then fall behind in the rent, you are more likely to act sooner and more firmly then if you did not know of other outstanding debts - and of course you get to talk with the other member/s to be fully informed.

Scenario two: you have your Tenant listed on Tenant Watch and / or rated them adversly because they are behind in rent; and / or you have lodged a 10-Day Notice or Tenancy Tribunal Order. Your Tenant applies for tenancy with another landlord, who happens to also be a member of Shark Patrol. This member duly checks them out on Tenant Watch to see your Red Flag. Thus this member is aware of a potential problem, you receive information of a potential new address for service.

The Tenancy Tribunal provides a quick and easy way for tenants and landlords of residential properties to resolve disputes. The Tenancy Tribunal hears disputes between landlords and tenants of residential properties who have not been able to reach agreement in mediation provided by the Department of Building and Housing.

Tip 1: Know your customer

Check the exact name and legal status of each of your customers (you will need this if you ever have to take legal action to recover a debt).

Tip 2: Agree payment terms before you supply

Do not assume that you will be paid on 30 days or end of month following.

Tip 3: Invoice accurately, clearly and promptly

Attention to detail can make all the difference in getting paid on time.
